Haunted Listings in Grand Rapids: What to Do When Your Listing Has a Little Extra Spirit đź‘»
Because sometimes the only thing scarier than a haunted house is bad listing photography.
October in West Michigan brings colorful leaves, pumpkin spice everything, spooky decorations, and apparently… a few unexpected residents who aren't quite ready to move out.
At Fresh Start Studios, we've photographed everything from charming historic homes in Grand Rapids to sprawling country estates in Rockford. And while we haven't officially encountered a ghost during a photoshoot (yet!), we like to think we're prepared if one decides to make a surprise appearance.
So, what should you do if your next listing comes with a little paranormal activity? We've got you covered.
1. First Things First: Make Sure It's Not Just the HVAC
Creaky floors? Flickering lights? Mysterious noises coming from upstairs?
Before you call the Ghostbusters, remember that older homes have character—and sometimes that character sounds like someone walking around in the attic.
Our advice? Check the furnace, open a few windows, and maybe avoid investigating the basement alone.
2. Every Home Has a Story… Some Just Have More Chapters
Grand Rapids and West Michigan are full of beautiful historic homes with incredible architecture, original woodwork, and generations of stories.
Some of those stories might even involve a former resident who loved the place so much they never really left.
The good news? Character sells. Original hardwood floors? Gorgeous. Antique chandeliers? Timeless. A rocking chair that moves on its own?
Well… that's certainly a conversation starter.
3. Don't Let Your Listing Photos Look Like a Horror Movie
There's a difference between moody and dramatic and someone should probably call a priest.
Dark hallways, strange shadows, crooked angles, and blurry images can make even the most beautiful home feel a little unsettling.
That's where professional real estate photography comes in.
At Fresh Start Studios, we know how to capture bright, welcoming spaces, highlight architectural details, and make sure your listing looks more dream home than haunted mansion.
And if a mysterious figure appears in the background of one of our photos? We're definitely checking our camera settings first.
4. If You Hear a Voice During Your 3D Tour… Keep Scanning
Imagine capturing a Zillow 3D Home tour, turning around, and hearing someone whisper, "Get out."
Our response?
"Absolutely. Just let us finish this floor plan first."
Whether we're creating 3D tours, capturing drone footage, or filming a cinematic walkthrough, we're committed to showcasing every corner of your listing.
Even the creepy basement.
Although we might move through that one a little faster.
5. When in Doubt, Let the Professionals Handle It
If your listing has unexplained noises, flickering lights, or a door that mysteriously closes every time you open it, here's our professional advice:
Keep the lights on.
Stage the home beautifully.
Make sure all mirrors are clean. (We don't need any surprise reflections.)
Schedule professional photography during daylight hours.
And whatever you do, don't ask the ghost to help with staging.
We're photographers, not paranormal investigators. But if your ghost wants to straighten pillows or turn on lamps before we arrive, we're not complaining.
6. A Haunted House Still Deserves Killer Marketing
Whether your property is a historic Victorian in Heritage Hill, a charming cottage in Rockford, or a modern home in Ada, every listing deserves photography that brings out its best features.
Professional photography, drone imagery, cinematic video, and interactive 3D tours can help buyers see the potential in a home—even one with a slightly mysterious past.
And remember, if a property has a genuinely unusual history, Realtors should handle any required disclosures according to applicable Michigan laws and their brokerage's guidance.
No Tricks, Just Beautiful Listing Photos
At Fresh Start Studios, we believe every home has a story worth telling. Some are cozy, some are luxurious, some are full of character… and some might come with a few extra spirits.
Whatever the story, our goal is to make your listing look so good that even the ghosts won't want to leave.
Serving Grand Rapids, Rockford, Ada, and communities throughout West Michigan with professional real estate photography, videography, drone photography, and 3D tours.
